This approach differs from the pooled investment approach of private equity funds and REITs, where investors turn investment capital over to the investment discretion of managers who are then under pressure to deploy that capital regardless of deal supply and other market conditions.
We employ a rigorous approach to sourcing, underwriting and ultimately pursuing properties we find attractive. Once we identify such a property and have it under contract, we provide only those qualified investors who have indicated an interest in investing with us with the opportunity to participate. Potential investors in turn evaluate each acquisition on its own merits and determine whether it is also an attractive and appropriate investment for them. An investor makes the decision to invest only after having the opportunity to examine and evaluate information and data on the historical and projected performance of the property, the market in which it is located, the strength of the management team and the intended strategy for the management of the asset during the investment period.
